Top Investment Destinations in Quintana Roo

An investment destination as significant as Cancún and the Riviera Maya has gained strong prominence in recent years. Hundreds of foreign investors and those from other Mexican cities have set their sights on this destination to grow their investments or simply to purchase their dream home for vacationing or retirement in a paradise that not only appreciates in value but also yields returns in dollars.

But, is it advisable to invest indiscriminately in any part of Cancún or the Riviera Maya? No, for a favorable investment experience, it is essential to thoroughly understand the profile of each destination and the potential within them.

This is something we always explain to our clients from our first meeting: ‘You choose the destination,’ and then we’ll find the property that best suits your tastes and needs.

There are certain characteristics that are essential and should be considered before starting your search. Here, we share, based on our experience, the features of the main destinations:

Cancún

Cancún is considered the main tourist city in Quintana Roo, where it all began. Its unparalleled turquoise beaches and white sand are its main attractions. In Cancún, you can find the most exclusive beachfront properties with a wide range of top-notch amenities and higher allowed densities compared to other parts of the Riviera Maya. Vertical construction is common in Cancún. The city boasts the most extensive infrastructure, top-notch services, premier hospitals, a marina, and the second most important airport in Mexico.

Puerto Morelos

Puerto Morelos is a picturesque town with the authentic appearance of a fishing village, surrounded by mangroves and natural attractions like the Cenotes Route, zoos, botanical gardens, and more. It also offers a variety of restaurants, ranging from fresh seafood to steaks, as well as charming cafes and bars that truly embody the essence of the Caribbean. Puerto Morelos is one of the destinations where you can find properties within walking distance of the beach at attractive prices. Most of its properties have a traditional architectural appearance, though an increasing number of developers are now eyeing this relatively unexplored destination. In comparison to other destinations in the Riviera Maya, it enjoys a privileged location just minutes from Cancún International Airport.

Playa del Carmen

Playa del Carmen has undeniably become a global icon over the past decade. Its exponential growth and significant real estate development have set it on the world map. Playa del Carmen offers a wide range of properties with different architectural proposals and operational styles, including pre-sale and resale properties, representing two distinct worlds. The proximity to the beach and Fifth Avenue are common price references for investors in downtown Playa del Carmen. One common feature of investors in downtown Playa del Carmen is that their properties are within walking distance of everything. There are also gated residential communities to the north and south of downtown Playa del Carmen, offering attractive properties for vacation homes, investments, or even primary residences. Playa del Carmen is likely the midpoint between city amenities and conveniences and the simplicity of having the main attractions in a relatively small area. It is located 45 minutes from Cancún International Airport.

Puerto Aventuras

I would describe Puerto Aventuras as the oasis of the Riviera Maya, more than an investment destination. I would consider Puerto Aventuras as an investment community. Valuable elements come together in Puerto Aventuras. It is a gated community with controlled access located just 15 minutes from Playa del Carmen and an hour from Cancún International Airport. Puerto Aventuras has its own golf course, marina, central park, school, restaurant area, and services. In my opinion, it is the most stable area for investment. Its architecture is characterized by its homogeneity, mostly following a traditional style. New constructions tend to be somewhat more contemporary and present their own architectural proposals, always in harmony with the community’s look.

Akumal

Akumal is a destination with a strong personality, where the feel of a small Caribbean town has been preserved. Akumal has a strong presence among nature enthusiasts due to its rich marine life, especially known as the home of sea turtles. It also has a coral reef, making it an attractive spot for divers. Halfmoon Bay, part of Akumal, is home to Yal-ku Lagoon, where you can snorkel among a variety of fish. Akumal is a charming town with beachfront restaurants and unique beach clubs with cabanas perched high, offering breathtaking views. This charm is what the creator of Bahía Príncipe, a major development that combines high-end hotels, luxury residences, a golf course, spa, wellness center, beach club, and many more amenities, surely envisioned. In Akumal, you can find beachfront homes priced over a million dollars, as well as mostly rustic-style beachfront condos at attractive prices, just steps from the sea. It is located approximately an hour and 15 minutes from Cancún International Airport.

Tulum

Tulum is probably the trendiest destination in Mexico today, with a highly selective tourist population, often referred to as an eco-chic destination. Tulum is a place that has showcased the benefits of the jungle, apart from its pristine beaches. Tulum is known for eco-sustainable hotels that generate their electricity on the coast, offering top-level services and unique experiences. It boasts signature restaurants, designer boutiques, and art galleries, all with a unique and distinct Tulum style. This unique style has even led to the coining of the term ‘Tuluminati’ among locals. Most constructions are relatively new, with many ongoing projects offering interesting and different architectural features, often incorporating eco-technologies and striving for minimal environmental impact. Tulum is located approximately an hour and a half from Cancún International Airport.
