Phase 1 Delivery & Phase 2 Roadmap

We are writing to provide a transparent update on the status of Aldea Mayab. We acknowledge the delays that have impacted the project timeline and the frustration this has caused. The purpose of this log is to clarify exactly where we stand, explain the external factors that impacted our schedule, and provide the confirmed roadmap to completion.”
“Our initial timelines were impacted by two major regional factors:
- Labor & Supply Shortages: The simultaneous construction of the Tren Maya and the new Tulum Airport absorbed the vast majority of labor and raw materials in the Quintana Roo region. This national infrastructure priority created a severe shortage for private developments, slowing our progress significantly.
- Permitting Complexity: Securing the MIA (Environmental Impact Statement) took two years longer than projected due to stricter federal oversight.
We chose to navigate these challenges correctly rather than cutting corners, ensuring the legal certainty of your investment.”
The Status: Phase 1 is Complete
“Despite these hurdles, we have delivered. Phase 1 Status: 95% Complete.
- Towers 1-4 (Chaka, Chechen, Yaxche, Balche): Completed.
- Amenities: Main Entrance, Security Booth, Lobby, Admin Office, Main Road, and Clubhouse are finished.
- The Dock: Fully constructed.
Legal Certainty: The Condominium Regime is registered. Deeds for Phase 1 will be ready for issuance starting January 2026.”
Phase 2 Status: The Roadmap to 2026
For our Phase 2 owners (Towers 5-8), we acknowledge that the foundation work is behind schedule.
We have been building in sequence. Now that Phase 1 is being handed over (December 30th), our resources are shifting to Phase 2.
Current Resources on Site: As of this week, we have 76 workers active on site, supported by heavy machinery including 2 backhoes, a crane, rollers, and graders.
Next Milestone: Ground leveling and foundation preparation for Towers 5-8.
Revised Delivery Date: December 2026.
Legal & Administrative Update
We have achieved a critical legal milestone:
Condominium Regime: Successfully registered.
Deeds (Escrituración): We are ready to begin issuing deeds for Phase 1 starting January 2026.
A Note on Our Role
There has been confusion regarding the role of Select Realty. We act as the Master Broker for the project, managing commercialization and client relations. We are not the developer. However, we are your advocates on the ground, ensuring the developer adheres to this new timeline and delivers the quality promised.
We are committed to full transparency moving forward. We will continue to update this log as Phase 2 progresses.
