Phase 1 Delivery and Phase 2 Roadmap

We are writing to provide you with a transparent update on the status of Aldea Mayab. We acknowledge the delays that have affected the project timeline and the frustration this has caused. The purpose of this report is to clarify exactly where we are, explain the external factors that affected our planning, and provide the confirmed roadmap for completion.”
“Our initial timelines were affected by two major regional factors:
Labor and supply shortages: The simultaneous construction of the Mayan Train and the new Tulum Airport absorbed the vast majority of labor and raw materials in the Quintana Roo region. This national infrastructure priority created a severe shortage for private developments, significantly slowing our progress.
Complexity of permits: Obtaining the MIA (Environmental Impact Statement) took two years longer than projected due to stricter federal oversight.
We chose to face these challenges correctly rather than take shortcuts, thus ensuring the legal certainty of your investment.”
Current status: Phase 1 is complete
“Despite these obstacles, we have delivered. Phase 1 Status: 95% Complete.
Towers 1-4 (Chaka, Chechen, Yaxche, Balche): Completed.
Amenities: The main access, security booth, lobby, administration office, main road, and clubhouse are finished.
The Pier: Fully built.
Legal Certainty: The Condominium Regime is registered. Phase 1 deeds will be ready for issuance starting in January 2026.”
Phase 2 Status: The roadmap to 2026
“For our Phase 2 owners (Towers 5-8), we recognize that foundation work is delayed. We have been building sequentially. Now that Phase 1 is in the process of being delivered (December 30), our resources are being redirected to Phase 2.
Current resources on site: As of this week, we have 76 active workers on site, supported by heavy machinery including 2 backhoes, a crane, soil compactors, and graders.
Recent progress: We have already started excavations on Towers 5 and 8, reaching 50% completion. In some of these towers, we are already pouring the foundation blocks. On the other hand, Towers 6 and 7 have been completely cleared, and we will soon begin the corresponding excavation work. We have also completed the excavation of the wastewater treatment plant corresponding to Phase 2 of the project.
We continue to move forward according to the construction plan, preparing each phase for structural development.
Revised delivery date: December 2026.”
Legal and administrative update.
“We have reached a crucial legal milestone:
Condominium Regime: Successfully registered.
Deeds: We are ready to begin issuing Phase 1 deeds starting in January 2026.
Note about our role There has been confusion regarding the role of Select Realty Mexico. We act as the Master Broker of the project, managing marketing and customer relations. We are not the developer. However, we are your representatives on site, ensuring that the developer complies with this new schedule and delivers the promised quality.
We are committed to full transparency from now on. We will continue to update this report as Phase 2 progresses.”
